Security Deposit Good Credit Bonus: FICO > 750
ReLISTO recommends asking for less security deposit in the instance that applicants in a family/group have FICO scores of 750 or greater. By approving, Landlord is authorizing ReLISTO to offer prospective tenant a lower security deposit when credit is greater than 750. To be eligible all applicants must have a high score >750 and good references. By checking you are not obligating yourself to the offer, only giving Broker the flexibility to present a more compelling offer.

San Francisco Properties constructed prior to June 13, 1979, are likely subject to rent control.  Due to recently passed laws, the majority of San Francisco properties are now under eviction control.  This inherently gives any Tenant certain rights and authorities which go beyond the Lease Agreement.  These include the ability to stay beyond the term of the lease or limitations on rent increases- See Agent for more details.  If you are planning on reoccupying the Premises in the future, inform your Agent.

  • Accurate Reporting: By providing your TIN on the W-9 form, you enable us, as your property manager, to report rental income accurately to the IRS. This ensures that all financial transactions related to your rental property are transparent and above board.
  • Tax Compliance: Filling out the W-9 form helps you comply with tax regulations. This form allows us to correctly issue a Form 1099-MISC at the end of the year if necessary. The 1099-MISC reports the rental income you've earned, and it's essential for your personal tax filing.
  •  Avoiding Backup Withholding: If you fail to provide a valid TIN or refuse to fill out the W-9 form, we might be required to withhold a portion of your rental income as backup withholding. To avoid this, it's crucial to provide the requested information.
  • California State 590 Form: In California, landlords are required to complete a form known as the California State 590 form for tax withholding purposes. Similar to the federal W-9 form, this state-specific form is vital for the following reasons:
  • State Tax Reporting: The California State 590 form allows us to comply with state tax reporting requirements accurately. It enables us to report rental income earned from your property to the California Franchise Tax Board (FTB) in a timely and precise manner.
  • Avoiding Penalties: By filling out the State 590 form, you ensure that you're in compliance with California state tax laws. Non-compliance could lead to penalties or other unwanted legal consequences.
